Exterior and common-property repainting for schemes, commercial buildings and campuses across Gauteng. Specified against the maintenance plan you already have to fund, and phased around the people who live and work there.
We paint and coat buildings. We are applicators, not suppliers — we do not sell paint or materials.
Free, no obligation — just your name, number and suburb. We’ll call you back within 2 working hours.
We'll be in touch within 2 working hours to arrange the site assessment. If it's urgent, call 073 561 4713.
Sectional title schemes, offices, warehouses and retail across Gauteng. Every photograph is our own work, shot on site.
A scheme repaint is not two coats over what's there. Most of the cost and nearly all of the lifespan sits in the preparation, which is exactly what gets cut when a quote comes in suspiciously low. This is the system we specify.
Rule thickness is drawn to each layer’s specified depth
A repaint fails at the preparation, not the paint. Plaster that was never repaired, a wall that was never washed down, a roof sheet that needed a primer it did not get — the coating is only ever as good as what it was put onto.
Common property, facades and boundary walls. Washed down, cracks cut out and repaired, primed where the substrate calls for it, then two coats of a specified system rather than whatever was on the shelf.
IBR, chromadek and tile roofs sprayed rather than rolled, so the coating reaches the profile and the laps. Rust treated and primed first — paint over rust buys you a season.
Cracks cut open, filled and made good, and failed plaster taken back to something sound. This is the part that decides whether the repaint lasts ten years or three.
Done as part of the repaint, because a wall that keeps getting wet from above will stain and blister no matter how good the coating on it is.
Block by block, wing by wing, with the programme written before we start. Night, weekend and holiday windows where tenants or pupils make daytime work impossible.
Sometimes the right advice is to fix the water problem first and paint next season. We would rather tell you that at the assessment than paint over it and be back in eighteen months.
We are applicators, not suppliers — we install these systems on your building, we do not sell the materials on their own. We work with Plascon and Dulux coatings and Darachem and Laykold waterproofing, to each manufacturer’s specification. Which system goes on is decided at the assessment, against the substrate and the guarantee you need.
We are set up for common property and commercial work at scale. Individual units inside a scheme are the owner's business, not the body corporate's, and not ours.
Schemes that assess early get the better slot in the programme and the better price. We can quote now against next year's reserve fund drawdown, so the numbers are real when the trustees vote.
We talk through the scheme, its history, what the maintenance plan says, the budget available and the window the trustees want the work done in.
We measure, test adhesion, identify the existing coating and photograph the defects. You get findings you can take to a trustee meeting.
A written specification with the coating system, areas in m², access method, programme and guarantee term. Issued within 24–48 hours, in a format you can circulate for comparison.
Phased by block or elevation so residents keep access and parking. Licensed, insured tradespeople, contained materials, clean sites, and notice given before each phase starts.
Walked with the trustees or managing agent, snags closed, photographic record and written guarantee issued with the completion documentation.
Written specification, measured areas, programme and guarantee terms — the paperwork a body corporate needs to compare quotes fairly and to show owners the reserve fund was spent properly.
Work is sequenced by block or elevation so parking, access and security stay workable. Notice before each phase. This gets agreed in the programme, not improvised on site.
Every project runs with a site file and strict adherence to occupational health and safety regulation — which matters more, not less, on a property where children and residents are present.
Yes, and for larger schemes it is often the sensible route. We split the scheme by block or elevation, price each phase separately, and complete whole sections rather than leaving the property half-painted between budgets.
Yes. We would rather be compared on the same specification than lose to a quote that quietly leaves out preparation. If our written spec goes out to two other contractors and we are still competitive, everyone has done their job properly.
Access method is priced in the quote — scaffold, rope access or mobile towers depending on the elevation and what is underneath it. Edge protection and exclusion zones are set out in the OHS file before anyone goes up.
Manageable if it is planned. Residents get notice before their block starts, parking is cleared in sections rather than all at once, and we contain washing and overspray. Most complaints on repaints come from poor communication rather than the painting itself.
Lump sum against a measured schedule, so the areas are visible and you can see exactly what changed if the scope moves. Rates for additional plaster repair are agreed upfront rather than negotiated once the scaffold is up.
Yes. For larger schemes it usually saves time — the questions that come up in the meeting are easier answered by the person who did the assessment than relayed through the managing agent.
